Senior Quantity Surveyor (8+ years)

Overview

About the role

Own cost control from tender to final account on assigned projects.

Location: Nigeria, with project/site assignments.

Employment type: Full Time.
Closing date: 15 November 2026.

Hands-on experience required

  • Has personally done the measurement, valuation and accrual work on live projects, not only reviewed it.
  • Able to take off quantities, prepare valuations and build accrual schedules yourself, from scratch.
  • Able to explain and defend every figure and trace it to source documents.
  • Comfortable on site measuring and verifying progress.

Selection process

Your CV should show the hands-on work you have personally carried out. Shortlisted candidates will complete a practical assessment before interview and explain and defend their calculations in a live discussion.

The practical assessment for this role will cover a valuation and accrual scenario.

Specific Skills
  • 8+ years in construction or real estate QS, with hands-on site and commercial exposure.
  • Proven track record of defending accruals and margins to senior leadership.
  • Accruals management and cost management at project level.
  • Working knowledge of contract conditions and variation mechanisms.
  • Strong Excel or cost management software.
  • Attention to detail and clear commercial reporting.
  • NIQS/RICS or equivalent preferred.
  • Must be tech-savvy, confident using relevant digital tools and systems, and quick to learn new technology.
  • Must demonstrate initiative, sound commercial judgement and the ability to anticipate issues, identify discrepancies and solve problems proactively.
Responsible For
  • Personally own cost control from tender to final account.
  • Prepare and verify BOQs, take-offs, interim valuations, variations and final accounts.
  • Personally carry out accruals and cost management on assigned projects.
  • Prepare monthly accruals and cost-to-complete forecasts per project, with evidence.
  • Measure and verify site progress, and reconcile it against subcontractor claims and contract terms.
  • Price and document variations and change orders.
  • Defend numbers in management and client reviews.
  • Reconcile cost and commitment records with Procurement and Finance.
  • Flag overruns and margin risks promptly.
  • Support junior QS staff and review their work.
